1. Request for a Zoning Map Amendment from the R-3 Multi-Family Residential Zoning District to the R-1 Single-Family Residential District, Variance for a Minimum Rear Yard Setback from 25 Feet to 10 Feet and a Variance for a Minimum Front Yard Setback from 33 Feet to 22 Feet from Eric Beitel (“Owner”), 109 North Maple Avenue, PIN 05-31-177-044, in the City of Byron, Ogle County, Illinois to construct an attached garage north side of the current structure. 

2. Request for a Zoning Map Amendment from the Industrial Zoning District to the I-2 Heavy Industrial Zoning District and a Special Use Permit to Allow Sand and Gravel Mining for the parcels 05-29-376-003 and 05-29-376-004 (“Subject Properties”), 8128 N. Walnut St., in the City of Byron, Ogle County, Illinois from VCNA Prairie LLC (“Applicant”). The Applicant further requests the following variances for Parcel 05-29-376-003: a minimum front yard setback from 30 feet to 0 feet (western property line) and a minimum side yard setback from 25 feet to 0 feet (southern property line); and for Parcel 05-29-376- 004: a minimum front yard setback from 30 feet to 0 feet (western property line) and a minimum side yard setback from 25 feet to 0 feet (northern property line) for the purpose of expanding the mining use and maintaining a buffer for adjacent properties.
